Grant Bates is a leader among
the next generation of property agents. Within a decade,
Bates has climbed the ranks at Hamptons to become head of the private office. More recently, he led the team in facilitating a £60 million sale in Holland Park, reportedly involving the Abu Dhabi royal family.
He works primarily in off-market transactions, securing property for UHNW clients who are concerned with safety and discretion and need an adviser that they can trust.

With nearly 20 years of experience, Grant J Bates has spent more than half of his highly successful career in property working at Hamptons.
Primarily, Grant is focused on the Prime and Super Prime markets across London, where he has made a name for himself thanks to his keen eye for design-led homes with high-end finishes, and for specialising in exceptional ‘turnkey’ properties. This has also garnered him an impressive and loyal social media following, which is regarded to be among the highest of a corporate agent, thanks to his influential house tour videos.
His social presence has no doubt contributed to Grant’s list of accolades, too, which include being named ‘Best Negotiator’ by the Times, a ‘Superstar Agent’ by the Financial Times and the Telegraph, as well as ‘London’s Coolest Agent’ by Living etc and Metro.
Working with HNW and UHNW clients, he’s sold over £10,000,000,000 worth of property in his career. Offering a tailored one-to-one service, Grant is well versed in operating discreetly with clients who might be in the public eye, as well as conducting business off market, too.
Earlier in his career, he grew and ran Hampton’s Islington branch for five years, which became Hampton’s most successful and highest grossing team, before moving to a role encompassing the whole of London.
Now, he is the youngest member of the Senior Leadership Team at Hamptons. And while age is no guarantee of innovation or experience, Grant has a complementary combination of both.
This is backed by a strong work ethic and a style which is professional and knowledgeable, yet still personable and down to earth. Alongside his corporate career, Grant has also built his own portfolio of investment properties across London and the North East.
