Joanna Cocking is head of private office and prime country sales at Hamptons, leading a team of 11 regional specialists spread across the south of England, reaching north to Stratford-upon-Avon, west to Bristol and Bath, and south to Brighton and Hove.

Members of her team, she says, ‘live and breathe’ the areas they inhabit, feeding their expertise to the sales teams in a number of Hamptons branches, with constant contact from Cocking on large, high-value pitches.

Cocking values local knowledge above all. ‘I did 12 years in London’, she says, ‘moving to what was the historic country houses team, now rebranded as prime. In London there’s a great volume of choice but not of style. In the country, 99 per cent of houses at this price point are unique.’

Joanna Cocking has worked in the property sector in London as well as across the UK for almost 33 years, and joined Hamptons in 2001. She began her career working in Prime Central London in areas including Notting Hill Gate, Kensington, Chelsea and Fulham amongst others. After then making the move out of London herself, Joanna took on the role of leading the Prime Country Sales team and the private office at Hamptons, which has uniquely placed her as an advisor for the full end-to-end process of buying and selling homes. 

Now, Joanna covers the South and South East England, focusing on properties of £4 million and over. She acts as both selling and buying agent, where her clients are predominantly HNW and UHNW families, with some even in the public eye, making her well versed in working discreetly with a bespoke approach. During a brief career break, when Joanna had her daughter, she built an interior design company, and Joanna continues to use those valuable skills in her work at Hamptons. 

Joanna’s childhood involved a large amount of travelling the globe, from Europe to the Middle East and Asia. In fact, she had already ticked off three continents by the time she was just six years old, meaning moving home is second nature to her. This has given her an abundance of global connections as well as a range of life experiences. Joanna’s passion for property is unmistakable in every encounter, every conversation. She counts herself as privileged to be involved in any part of the property process, which also includes regularly consulting and mentoring. She believes her reputation as a trusted and dynamic advisor, combined with her ability to find solutions, has helped establish long ranging relationships with past and present clients.
