Strutt & Parker
London, United Kingdom
As the head of Strutt & Parker’s country house department, James Mackenzie oversees a hand-picked team to handle the most important rural homes in the United Kingdom.
‘I assist the regional offices in winning these instructions, handling the marketing and promotion of these properties and then overseeing the sale,’ he says. ‘I also make sure that this team provides a first-rate service throughout, to increase market share and continue to raise the profile at the top end, making Strutt & Parker the agent of choice.’
Mackenzie describes his role as being an ‘adviser in masterpieces of real estate, winning the trust of people from all over the world.’ He joined the firm in 2012 from Savills, where he had served as head of the western region’s residential unit.
This year, the country market has been more active than any during his time at Strutt & Parker with some outstanding off-market private sales in 2020 in excess of £20 million. It certainly seems there is as much activity in the areas further from London as there is in the Home Counties, including sales of £10 million as far west as Devon on numerous occasions.
Mackenzie lives in Bath and, due to the increased amount of time spent in the city during lockdown, he and his team have won and sold some impressive instructions including the sale of 23 Bathwick Hill in excess of £4million, and brought town houses to the market from £4.5 million upwards. Most of these instructions are recommendations from previous clients and friends.
Mackenzie and his residential marketing and PR teams have kept Strutt & Parker at the front of national publications and property news. He continues to work very closely with BNP Paribas private wealth teams across the globe.
Mackenzie’s team of experienced brokers is ‘hugely respected’ in the high-value farms, estates and country houses and prides itself on offering a very personal service.
Mackenzie is ‘extremely positive’ about the future of the prime country house market and feels that resurgence of the market this year is here to stay.‘Country houses are back in fashion and, while Londoners have begun to move out in far greater number, international interest in the best of the UK’s country houses is not diminished,’ he says.
