As the London director in the Savills Private Office, which specialises in providing UHNWs with a discreet service in selling or buying London’s most prized properties, Alex Christian operates within ‘a global team that prides itself on covering every aspect of the super-prime real estate market’. Transactions often involve Savills offices across EMEA and ‘the world’s best residential, commercial and rural agents’. ‘I am involved in the majority of the top transactions that take place, but prefer to fly beneath the radar, preserving integrity and the longevity of the relationships I have with my clients and contacts,’ he says. ‘I like t o think of myself as the trusted prime central London property adviser for many of the world’s super-rich and their advisers.’ Christian’s entry into property came in the late 1990s, operating in south west London.

A desire to work in prime central London saw him move to Chesterfield, orchestrating deals across Mayfair, Belgravia, Knightsbridge, Kensington and Holland Park. When the firm was bought by Savills in 2006, he moved to its flagship Sloane Street office, and mainly dealt with top-end apartments in the ‘golden postcodes’. A decade later, Christian set up the London Private Office with senior colleagues. ‘That gave me the ability to take UHNW buyers anywhere in London, and to have access to the complete spectrum of properties,’ he says. ‘It enabled me to combine the discreet and specialised client service offered by boutique firms, but with the extensive presence and expertise of a global business.’

Christian has recently seen increased demand for family houses in Chelsea, Kensington, Holland Park and St John’s Wood. Buyers are predominantly domestic and looking for ‘larger turnkey houses with more outside space’. But, he reports, London has ‘retained’ its status as a global city:‘Despite restrictions curtailing their ability to travel to London we have witnessed more enquiries than ever at the very top end of the market from the international elite looking to purchase large mansions,’ he says. ‘The out look for prime central London is very positive, especially given the underlying fundamentals of a lack of supply, low interest rates and a weak sterling.’ A recent highlight includes being a part of one of London’s largest-ever rental deals, where the firm had to put a family a palatial mansion in Mayfair, because Covid-19 restrictions meant they couldn’t get to London in time to purchase a property prior to their children starting school.

‘Discretion, discretion, discretion,’ is what defines Christian’s practice. ‘Alongside market knowledge and work ethic, you need to know about everything that is going on in order to give the best advice to clients and always be available to react to their demands and requirements,’ he adds.
