Nick Dawson


As a senior agent with property finders Garrington, and having nearly 24 years of industry expertise, Nick Dawson tells Spear’s he is driven to find that one perfect home for each and every client he represents – particularly in these challenging times.

Reflecting on a year of economic uncertainty, he proudly points to a string of acquisitions made for an international UHNW client looking to purchase central London real estate. Dawson was able to secure discounts on properties situated in Mayfair, Knightsbridge, Belgravia and elsewhere of between 25 per cent and 40 per cent on their historic values. These were subsequently let and are now managed via Garrington’s asset management division, through which he has been able to ensure the new portfolio is delivering a suitably strong yield.

Accustomed to working with UHNWs, Dawson is praised by clients for his approachable, friendly and direct nature. His current client base encompasses the spectrum of international families, from non-domiciled and non-resident, to resident and non- domiciled, along with UK-based entrepreneurs who are time-poor and disinclined to deal with the web of agents, surveyors and property dealers that make up the central London market. Many have become repeat clients or have referred others to his services.

‘Whoever the client, whatever the value, we look to advise comprehensively to ensure a smooth transaction,’ he says. ‘We always want to secure the property at the lowest discount to market value, using knowledge-driven negotiation and a thorough understanding of the market and local area.’

Recognising that the vast majority of clients lead busy lives, the firm sets out to oversee the entire home search and purchase process, including liaising with estate agents, vendors, surveyors, banks and solicitors on their behalf. Like many at Garrington, Dawson boasts excellent networks at each stage of the process.

Having spent much of the past two decades focusing on London’s most desirable homes, he has significant knowledge of the city’s prime market. This covers private homes, pied-à-terre properties, investment and development opportunities, and luxury private residences.

He has an understanding, too, of the growing investment sectors and commercial markets, having advised large investment funds throughout the UK and Europe. The firm also provides specific services to long-term property investors – including preparing properties for rental, and the provision of relevant information for tax returns and ongoing property consultancy.
