Naomi Heaton

If there is a doyenne of London buying agents, then it is Naomi Heaton, who has a laser like focus on prime central London and its investment potential. The Oxford graduate founded London Central Portfolio in 1989 and as its chairman, leads an organisation dedicated to finding and buying properties for clients at competitive prices, delivering an end-to-end service from purchase through to renovation and ongoing management.

After a career in the business spanning three decades, Heaton has a strong client base throughout South East Asia, the Middle East and South Africa. ‘With our expertise and extensive industry knowledge of the market, we ensure that we find the best possible property to each mandate and negotiate the most competitive price,’ says Heaton. ‘As well as acting as a buying agent, LCP provides an integrated approach to asset management, including property search, renovation, interior design, letting and property management.’

The firm prides itself on offering its clients a ‘bespoke, accountable service all underpinned by our sophisticated financial modelling,’ says the London property leader. ‘LCP specialises in maximising investors’ returns in prime central London, whether buying for rental or owner occupation.’ Heaton says the firm takes a holistic approach and offers clients ‘a unique end-to- end service, all handled in-house’. This is, she says, ‘a very distinctive service within the residential property market. LCP also delivers an in-depth financial assessment of every property it recommends to its clients. From acquisition and refurbishment requirements to projected rents and running costs, each stage of the process is considered. ‘It is important to us that our clients know exactly what their commitments and returns will be before making an investment decision.’

Recent professional highlights include LCP’s joint venture with a world-renowned Dutch-based pension fund acquiring the 126,000 sq ft Harrington Hall Hotel in South Kensington, and more recently, the Wellington Block in Covent Garden which when developed will be 105,000 sq ft of stunning real estate. Another initiative from the entrepreneurial Heaton, these will form the backbone of a new concept of Residents’ Clubs, providing flexible stay apartment style living for London’s international visitors.
