‘Over the last 12 months London has been in a state of flux,’ says John Waters, giving a candid assessment of the market he’s known for over 16 years, firstly at Knight Frank and latterly as second-in-command at leading prime buying agents Robert Bailey Property.
‘Despite this, I have been able to buy some exceptional properties for my clients,’ he continues. ‘The vast majority have been off-market, as vendors have been reluctant to actively market their properties for sale.’ Like many aspects of the property market, Waters has seen this as an opportunity. ‘The last house I bought for a client was at a 20 per cent saving on the asking price – a discount of £1,000,000,’ he adds.
His clients include entrepreneurs and business owners, high-profile figures, UHNW families, and UK non-doms, with international clients currently hailing largely from France, Switzerland and Hong Kong. ‘I work very closely with my clients to refine their brief and search criteria,’ he says. ‘It is hugely important to really understand the sort of lifestyle they lead.’ By understanding that, he says, he often finds suitable ideas that clients might not have considered.
Waters tells Spear’s he is proud of his ability to use his address book to connect buyers to the best off-market properties. ‘The London market has changed a great deal in recent years and is continuing to evolve,’ he says. He is well-connected, too, among professional advisers, and regularly introduces his clients to architects, surveyors and lawyers that he knows are capable of delivering the quality of service that prime buyers expect.
Before joining Robert Bailey in 2017, Waters was a partner in the Chelsea office of Knight Frank, where he was responsible for the sale and acquisition of prime residential property across Chelsea and South Kensington. Having been involved in many significant transactions – including setting new pricing records for the borough – he built up a loyal client list and was regularly quoted in both the national and local press discussing London’s prime property market.
A business graduate from Leeds Beckett University, Waters was named in the top five of Prime Resi’s Top 50 Buying Agencies in Britain for 2019.
